The properties that are planned under BBMP authority and are constructed legally fall under ‘A’ Khata, whereas the properties that are planned under local authority and are dishonored property constructions fall under ‘B’ Khata. Buyers should always intelligently buy A Khata properties as it indicates a legal construction. B Khata properties can be transformed to A Khata properties through different formats. On the other hand, a Khata Extract is required to get the details of property from the registrar and is needed in buying of property and in getting license for trade.

    A building will be considered as an illegal building without a building approval plan, according to the Karnataka Municipal Corporations (KMC) Act. This approval plan is certified by the Bangalore Development Authority (BDA) or the Bruhat Bengaluru Mahanagara Palike (BBMP) or the Bangalore Metropolitan Region Development Authority (BMRDA) or the Bangalore International Airport Area Planning Authority (BIAPPA). It is must to get the approved plan for a building owner from an officer authorized by jurisdictional Commissioner. This building approval plan gives the clarification about zonal classification, road width, and floor area ratio and plot depth. Building owner can get this plan by presenting a set of documents such as the Sale Deed, up-to-date tax paid receipt, property blue prints, copies of demand drafts and some other documents are also there to get this plan by competent authority. This Certificate is also needed at the time of buying of property, at the time of home loan, at the time of possession of property and at the time of Khata transfer.     8. Possession Certificate: 

    For the first owner it is mandatory to get Possession Certificate by Builder / Developer .This Certificate confirms that construction has been done properly and your property is ready to take the possession.
